Hernando is really two towns for a contractor. There is the pre-war housing around the courthouse square, and there are the subdivisions on the edge of town. Almost nothing we know about one applies to the other.
Hernando has been the seat of DeSoto County since 1836 and it carries four National Register historic districts: Courthouse Square, listed in 1998, and Commerce Street, South Side and North Side, all listed in 2001. The courthouse anchoring the square was built in 1942, after the previous one burned in 1940, and went on the National Register in 1997. The historic district takes in 63 buildings in everything from Italianate and Queen Anne through Craftsman bungalow, Tudor Revival and Minimal Traditional.
Working in a house like that is a completely different job from working in a subdivision. Walls are plaster over wood lath, not drywall. Floors are heart pine and oak, and they are not level. Door and window openings are not square, so nothing is a cut-to-size job. Bathrooms in the oldest houses were cut in decades after the house was built, which is exactly why they are undersized and laid out strangely. And the porches, columns and exterior trim have been taking 54 inches of rain a year for most of a century.
Anyone quoting a pre-war house off a phone call is guessing. We walk it, we tell you what we expect to find behind the plaster, and we put the number in writing so a surprise on our end is not a surprise on your bill.
It is also worth knowing that exterior work on a property inside a listed historic district can be subject to review, so it is worth checking where your street falls before you change a facade. Out past the districts, on the newer edges of Hernando, it is the same 1990s-onward builder stock as the rest of DeSoto County and the work looks like Olive Branch or Southaven.
