Southaven grew out of subdivisions the Memphis homebuilder Kemmons Wilson platted in the 1960s, and it did not incorporate as a city until April 1980. That history is still sitting in the housing stock. The older core off Stateline and Getwell is full of brick ranches that are now 50 to 60 years old, with single-pane aluminum windows, hollow-core doors and a single bathroom serving the entire floor plan. Those houses were built well. They were just built for a different decade.
Then there is the 1990s and 2000s subdivision belt, where the kitchens and baths are all roughly the same age and all wearing out at the same time, and at the other end there is new construction going up at Silo Square. We work on all three, and each one needs a different conversation.
One thing that is specific to living here: Memphis International sits about two miles north of the city limits and it is the FedEx sorting hub, so the loud part of the operation runs overnight. When people in Southaven replace windows and exterior doors, sound is usually as much of the reason as the power bill is. It changes what we recommend.
Underneath all of it is loess, the windblown silt this whole side of the Mississippi Valley sits on. The DeSoto County soils are the Memphis, Loring and Grenada silt loams, and the Loring and Grenada ones carry a fragipan, a dense layer that water sits on top of instead of draining through. That is why crawlspaces here stay damp and why soft spots turn up in a subfloor long before anybody spots a leak.
