Why Horn Lake houses all need the same things.

Horn Lake got its charter in March 1973. Three years earlier the census counted 169 people living here. Then between 1980 and 1990 the population went up 110 percent, the fastest growth anywhere in DeSoto County that decade, almost all of it subdivisions built for people who worked in Memphis and wanted a shorter mortgage.

So unlike a town that filled in slowly over eighty years, Horn Lake's housing stock went up in one burst between roughly 1978 and 1995. Everything in it is the same age. The one-piece fiberglass tub surrounds, the mastic-set four-inch wall tile, the laminate counters over particleboard, the oak cabinets, the first-generation vinyl windows. They were all installed within a few years of each other and they are all reaching the end at the same time.

That is genuinely useful when we quote a job here, because we know what is behind the tile before we open it. A cracked fiberglass surround that has been wicking water into the wall for six or seven years is not a guess in this zip code, it is the base case.

The other Horn Lake specific thing is water. The city is named for an oxbow lake three miles west, an abandoned channel the Mississippi left behind when it changed course in the late 1700s, and the ground along Horn Lake Creek drains slowly on top of the fragipan soils the rest of DeSoto County has. On the lower lots that shows up as crawlspace moisture, soft subfloor and rot at the sill long before anybody notices a leak.

Once a one-piece fiberglass surround cracks at the base, swapping fixtures does not fix anything, because the water is already going past it into the wall. We open it, see how far it got and price the real repair. Sometimes that is smaller than people expect and sometimes it is not, but you get the number in writing either way.
Usually. Cabinets from that era were built out of solid material and the boxes are generally fine. It is the doors, the finish and the hardware that look dated. Refacing or repainting them costs a lot less than a tear-out and gets you most of the way there.
Along the creek bottoms the ground drains slowly over a fragipan layer, so crawlspaces stay damp and the subfloor takes on moisture for years. We find where it is coming from, fix the cause and then replace the subfloor, rather than laying new flooring over a wet problem.
